Commencement Of Construction - June

Minutes were collated and distributed by T.P Properties' Housing Procurement Worker of the initial assessment visits.  These meetings had revealed some slight adaptations to the original construction plan, which included the:

  • Addition of new stairs to meet health and safety standards
  • Removal of the microwave
  • Removal of a pair of glass sliding doors
  • Raising of the floor in the utility room to offer access to those with mobility needs, as this allowed the removal of a step which was considered to be a 'trip hazard' to the visually impaired
  • Creation of a soft, visually appealing gradient to the rear of the property to provide ease of access to the 'back' door
  • Fixing of a broken window glass panel
  • Addition of a garden gate to provide added protection from the road
  • Removal of a tree which would need the agreement of a neighbour
  • Replacement of the gas hob with an electric equivalent

Some of these matters have not been included in the initial costings, so a selection of quotes is being sought to acheive a 'best value' resolution.  A contingency fund is always added to any scheme's development, which is used in such circumstances.  Should this be insufficient, negotiations will commence with appropriate statutory bodies such as the housing benefit department, to identify a suitable solution.

Following involvement with, and instruction of the construction organisation, building work has started. The side lean-to has been dropped and footings dug to make way for the en-suite wet room.  An exciting stage for all concerned.

Correspondence has also commenced with the parties who are responsible for the neighbouring property, to ask for permission to remove a tree whose roots are hampering the build.

It should now become obvious that it is impossible to design a single acquisition and development process for a home.  Each property is as unique as its future tenants.  The key to achieving the desired target is to foster strong inter agency links, and clear and honest communication.
